Project Summary
Inspired by Walthamstow's rich artistic heritage, The Eades is a thoughtfully designed residential development that combines contemporary living with hospitality-inspired amenities, setting a new benchmark for modern rental accommodation.
Commfloor partnered with Bridge Flooring and our long-standing cork manufacturing partner, Granorte, to deliver a bespoke cork flooring solution that remained true to the architect’s vision from concept to completion. Working closely with Bridge Flooring and KKA Architects, we helped transform an ambitious design into a solution that was both feasible to manufacture and practical to install.
The cork zones included a large atrium-foyer, stair landings, hallways, mail room, kitchenettes, meeting areas, relaxation zones, and gym.
From Concept to Reality
Over a 24-month development programme, Commfloor coordinated the technical development between the design team, flooring contractor, and manufacturing partner, ensuring the intricate flooring concept could be successfully manufactured and installed without compromising the original design intent.
Our role extended beyond product supply, encompassing design feasibility, bespoke product development, manufacturing coordination, logistics, and ongoing technical support throughout every stage of the project.
Bespoke Technical Development
The flooring design incorporated 730m² of Granorte Recolour cork flooring, including 410m² of field planks and 320m² of bespoke border detail, manufactured across three SKUs.
Working closely with Granorte's technical department, detailed CAD drawings were developed to preserve the geometry of the border design as it followed sweeping radii throughout the communal spaces.
Extensive technical planning and manufacturing coordination ensured every bespoke
component aligned precisely with the architect’s vision while remaining feasible to
Manufacture and practical to install.
Sustainability
The Eades demonstrates outstanding sustainability through the combined environmental performance of its cork flooring, advanced finishing technology, and low-emission installation materials.
Recolour contains no PVC, softeners, or harmful chemicals, and no formaldehyde-containing materials are added during production. Its high-density agglomerated cork core provides inherent durability, elasticity, and long-term dimensional stability.
To further extend the project’s lifecycle performance, four coats of Loba 2K Duo Matt water-based lacquer were applied post-installation. This prevents water and grit ingress while drastically improving surface wear resistance and maintaining low-emission performance.
Each element of the cork flooring products used in The Eades was carefully specified during planning. Together, they deliver a high-performance, low-emission flooring system engineered for durability and environmental responsibility, showcasing the exceptional sustainability credentials of natural cork.

Testimonial
“We worked with Commfloor throughout 2024/2025 on a large and complex cork flooring project at The Eades, and the experience was excellent from start to finish.
Callum Hopkirk, Director of Commfloor, brought a high level of flooring knowledge and practical expertise to the project. As challenges arose, he worked closely with the architect and us to carefully consider each issue and develop bespoke solutions.
Rather than settling for easier compromises, he helped us find ways to achieve the original design intent, which was critical to the success of the project.
Throughout the process, Callum was collaborative, proactive, and genuinely enjoyable to work with. His approach helped ensure a complicated installation ran smoothly despite the challenges involved.
It was a pleasure working with Commfloor, and we are already in discussions about future projects together.”
